Shaped around shared values of wellness and multi-generational living, responding to the client’s ambition to create a flagship community embedded in nature.

Heta was commissioned to design a bespoke residential neighbourhood of 280 homes on a unique hillside site in Seoul. The brief centred around shared values of wellness, adaptability and multi-generational living, with a strong emphasis on connection to nature. The result is a contemporary forest-dwelling village that offers residents a sense of retreat while remaining closely connected to the wider city.

The masterplan proposes a reforested landscape where homes are nestled within a green, walkable environment. The terrain is restored with native planting and woven through with a gently winding route that promotes calm, movement and connection. Each cluster of homes is supported by shared amenities and surrounded by natural park zones designed to support wellness, biodiversity, and community engagement.

Wellness & Shared Living

Spaces for co-working, exercise, and food are embedded into the landscape, from luxury gym and spa facilities to a daily market hall and outdoor gathering spaces. These shared destinations foster everyday interaction and reinforce a sense of belonging across generations.

Strategic Vision

Jayeon Town is designed to support long-term living needs through a flexible and resilient development strategy. Its landscape-first approach creates an immersive environment that enhances mental and physical wellbeing, while offering a sustainable model for low-impact hillside regeneration.
